“This was my first trip to Nicaragua and staying here made my trip even better! I stayed in #2 apartment – it’s a lot larger than it looks in the photos, everything was clean and decorated very cute, and the staff came and cleaned up the room twice during my stay. They charge for power usage at the end and it was only $27 which is very cheap considering we were using air conditioning in 80-90 degree weather. It was a great base to have considering it’s a short walk to many restaurants, parks, and activities. Note from staff:  The odor was a dead bird on the roof above the unit Michael had.  We like to never found it but when we did it was disposed of immediately and deodorized the apartment.

“I was in unit 2 in July -SUPER CUTE. The ceiling fans kept the room at a nice temp, nice breezes. Had an issue with dirt and hair on the floors and bathroom sink. The next morning at 7 am this was addressed and all was well. The pool was murky so I did not try it out. Great walkable location to sights, shopping, restaurants, market (Colonial), Central Parque. The lake is only a 15-20 min walk too. Internet was slow and dropped a lot so I would not recommend this location for the traveling worker. I was there on a weekend so I was lucky I did not have to rely on the internet during my stay. Super HOT, on-demand water heater. Safe building and neighborhood. WAZE took me right to the door. Glenn had any issue addressed quickly – was very kind & nice to deal with.” Vicky, July 2017

Awesome place, very cool!! Felt extremely safe, 24-hour security, wifi wasn’t great but don’t go on vacation if you want wifi( you can stay home for that) rooms were exactly what we were looking for.

Really nice place, I stay at number 4 and its a studio with a nice bed very clean, staff very friendly always a security guard at the front desk, pool needs a little update but its usable.electricity bill too high paid $53 for 5 days stay and only used the AC at night during the day I was out

Staff note:  The occupancy was so high we could not resurface the pool without disappointing everyone and we did not want to do that.  The pool has been resurfaced in September and is perfect now.  We have plans for a second pool so this will never be an issue again.

The apartment we rented from Glenn was conveniently located for us. It’s a 10-minute walk to the main areas of the city. This was just the right distance for us. He has done a good job of creating privacy and safety in a building that is deceptively large. The local bus for Masaya stops across the road from the apartments. Express buses are only 3 blocks away as are two supermarkets. The pool is small but effective enough for swimming laps and to cool off. Roosters and other birds are a bit noisy, but this is a developing country so travelers are going to have to expect such occasional disturbances. We noticed them at first but got used to it within a day or two. Glenn is certainly doing his part to assist the local economy by hiring a formidably sized staff to assist with attending to the needs of guests in his apartments. There was always someone around to assist with any problems we might have, including 24 hours per day security at the front gate of the apartments. We knew about the extra hydro charge (which for us was less than $4 per day) beforehand and thought that this was a wonderful way of ensuring that guests are mindful of the high energy costs in Nicaragua and conserve power. As we are used to a very comfortable foam mattress, we found the spring mattress was nearing the end of its life. However, we slept fine, rarely using the air conditioning as the breeze from the window and the overhead fan provided plenty of ventilation. Glenn also helped connect us with members of the Granada ex-pat community which led to some helpful tips and fun outings. Everything considered a great experience for us in a lovely colonial city. The Granada area has so much to see and do within an hour or hour and a half.”  Dale, March 2017

“Stayed at Glenn’s place for a month. Overall I had a very good experience. The place is located 10 minutes by foot from the center of Granada and 5 minutes from 2 big supermarkets. The apartment is very comfortable, had everything I needed and the wifi works ok. All the windows are facing the corridor so you won’t get any sunlight or fresh breath.  There is a wonderful staff working there from morning to evening and they will help you with anything you need. If you arrive after 6-7pm no one will be there to welcome you except the guard who will give you your key. Although it clearly says that electricity is not included, you should be aware it will increase the rent by at least %20 – depending on how much you use the a/c (I used it like 3 hours a day). Glenn is not on site, he usually responds to your messages but sometimes he doesn’t reply at all. But like I said, he has a lovely staff that would assist with any problem or question. Sorry, I could not be there during your visit, there was a family emergency that pulled me back to the USA for almost 6 weeks, but we have excellent staff who can take care of almost everything.   We don’t set the energy rates but we do have a separate meter for each unit and the meter is read every morning.  Just ask at the reception your consumption and they will tell you in any currency what the charge was for the last 24 hours.  — Glenn

The apartments were perfect for our stay in Granada. They are slightly “out of town”, but it doesn’t take any more than 10 minutes to walk in and we really didn’t mind being on the outskirts. The area had a more authentic feel than staying right off ‘Gringo Street’ in the hub did and if you smell the BBQ going down the street once it gets dark I’d suggest going and grabbing something! The room itself was great – AC, a full-sized fridge, kitchen amenities, lots of storage space, a nice bathroom, bed, and couch… we didn’t need all of it but it was still nice. Hard to beat for the price and worth being a few minutes out of the city if you need a little more space (or A/C, which is hard to come by!) There were a few small drawbacks, which although they didn’t change my 5 star rating I do want to note for anyone planning a stay here. The first is that the WiFi is very spotty. I would imagine this depends on what room you stay in – and we didn’t go to Nicaragua to surf the web – but if you have important stuff to do online you may have some problems. The other is the electrical cost – which Glenn was very upfront about – but it did run us approximately an extra $10 US/day and we basically just had the A/C on while we slept. The last is that Glenn is not actually on-site – again, this wasn’t a problem for us but if you like having your AirBNB owner there to speak with in person just FYI. All in all the minor nuisances were just that – minor – and didn’t detract from our stay at all. While it’s hard to beat the convenience of staying seconds away from everything in downtown. Granada, if you want to be a little outside the hustle and bustle than I would 100% recommend this as somewhere to rest your head for a few nights! Kyle S. February 2017

“We had a fantastic trip to Granada! Glenn’s place was a home from home- great location, very comfortable and plenty of amenities. There’s a shared pool which we took a dip in and security 24/7. The security guy was super friendly, always saying hello and goodbye and generally being really cheery and helpful. Staff at the desk were also very helpful, giving us a map and directing us to the main square and bus terminal. We cooked breakfast in the morning which was easy enough once the staff had lent us matches for the hob. Glenn was really easy to contact and really helpful with instructions too! Upon our departure, we were asked to pay for the electric we had used over our stay- it does state this in the description but I hadn’t read it properly so please be aware of this! We only stayed for two nights so it was less than five dollars but if you’re staying for longer remember to keep some change aside! Overall, a brilliant trip in a great apartment! Initially I had some Credit card issues and they were more than willing to help with the situation and were very understanding.. the apartment complex is in a very safe and somewhat quite neighborhood(it’s Nicaragua, they enjoy life, imagine that) very large with open spaces, the roof top terrace/patio is great for entertaining or cooking a quite meal all to yourself. “Perfect! A fitting description of my stay at Vista Mombacho. The unit was just as it was described, the staff were helpful, the location ideal for walking to anywhere you’d want to go. My stay was 30 days and I came to know Glenn and his wife Jeannie very well. Their suggestions for dining, tours and local activities were always spot on. And they know many of the expats in Granada so if you miss English speakers, they can put you in contact with a whole group of them! My stay was made memorable by their caring hosting. They exceeded my expectations. I meet many wonderful people while staying at the apartment as a direct result of Glenn and Jeannie’s ability to include a visitor in the goings on in and around Granada. For that, I thank them both! “We stayed for 5 nights in June 2016. We are a couple. The apartment block is located conveniently near the centre of Granda, in a residential neighbourhood. There are supermarkets and a bakery within 10 mins. The apartment block is well looked after and staff are always available. There is 24/7 security. We didn’t feel unsafe in the area. We liked the apartment.  Our apartment was on the ground floor.  There is a little garden space at the back or our apartment and a very large garden in near the pool and also communal areas that you can use. Energy is extra to the apartment charge, we didn’t pay more than 4 dollars a day. There is a small charge to use the washing machine but it is not significant. All in all a fairly priced and good self catering choice.Jessamy, June 2016

“This place is amazing. It’s literally an apartment complex and he apartment is more than u can ask for. Stocked with plates, cups, pans for cooking. Full stove, AC, kitchen table, closet. U could literally live here for months. It’s about a 10min walk to the Central Park which is awsome. The streets are pretty safe however latest I was out walking was about 10pm. There is a street next to the park with bars that was wonderful. The neighborhood is nice. There is a bus that stops literally right in front which was useful for our day trip to Laguna de appoyo (a must go only 10 cordobas) 24 hour security guard who was helpful and even walked us to the bus station after his shift (it was on his way home) Glen was also nice and helpful.” Robert, June 2016

Vista Mombacho was just perfect. We were with our one year old daughter and we really enjoy the pool, the AC and the separation between the bed and the rest of the apartment (for nap time!). The apartment was clean, the bathroom was spacious and the surroundings enjoyable. It’s a bit off the city center but you can walk there in 5 minutes. Nothing bad to say about it :). P.s. The electricity isn’t included in the room price, so just be aware of that and add around 5 US a day for it.  Laurence March, 2016

Laurence, thanks for your comments.  I don’t know anyone who includes electricity at these prices.  Each of our apartments are metered individually and we make the readings available to you at any time.  Average for a month is usually about $40 – $60 depending on the amount of time you use the air conditioner.  The big $100 a night hotels do include electricity and some of the smaller places turn off the AC during the day so you don’t even have an option to use it or not.  Some say if you want AC it is an additional $10 per day.  Also make sure about the taxes.  We include them but find out ahead of time as the tax rate is 18% and often times they don’t tell you until it is too late.

Nous avons passé une dizaine de jours dans le logement de Glenn. Nous avons été très bien accueilli. L’appartement est très spacieux et confortable et la piscine très agréable. L’appartement est situé à 10 minutes environ à pied du parc central. Notre seul souci était la connexion internet, car nous en avions besoin pour travailler. Celle-ci était très lente et quelques heures par jour complètement inexistante. Vista Monbacho est le lieu idéal pour passer les vacances à Granada, si on ne doit pas utiliser l’internet. Glenn and his wife are very nice and helpful. I was there to relax in the sun and getaway from winter in DC. The landline they have was helpful and clearer than Skype so no need to reveal to clients I was barefoot in my swimsuit on calls. Location is great. It is hard to get away from the noise that sometimes happens anywhere.  There were several celebrations taking place  during your stay so that may explain it.  There were 4 pair of earplugs in the nightstand drawer, just in case.  We started putting them in all the guest rooms because one guest had suddenly developed a snoring problem that kept his spouse up most of the night.   — Glenn

We arrived in Granada and got dropped off in the town centre we were unsure of where to go.  Not speaking Spanish didn’t help. A person told us what street to go down and we ended up finding a tour guide with the company called “Look to Nicaraugua”. The guide, Darwin walked around with us for a good half hour or more trying to find our apartment. I cannot say enough good things about this gentleman. He helped us so much. When we found the location, Glenn came out to the street and waved us down. He showed us the apartment, it was a cute little place. It had a kitchen, it had essentials already supplied. Glenn also took us to the town centre and showed where the restaurants were and which vendors would give us the best deals if we wanted to purchase items. Glenn is a terrific guy, he took us to the shopping centre so we could buy some food and drinks for our apartment. He was extremely helpful and gave us a lot of good advice for while we would be staying in Granada. We did have to pay for electricity on top of our rent, this came as a bit of a surprise, but we did not read the information on the website closely or we would have seen it.  None of the rentals, except the big expensive hotels provide electricity in the rental price but Vista Mombacho Apartments have their own meter for each unit which is read every day so at any time you can know how much energy you have used.  We were able to use the phone to call our homes at no additional charge, this was a nice bonus.”

“This is great value for the price! In addition to a private bathroom and loft bedroom (with a cool mosquito net), this place has a small pool and a rooftop getaway with hammocks and rope chairs. It is a short walk from the city center, which is actually a nice thing because it is a way to escape the tourist crush. Our host, kindly gave us a basic tour to orient us. “We spent the month of Nov in Apt # 4. Our apt had hot water in the sink and shower, good AC, 2 ceiling fans and a floor fan, although we didn’t need them as there is good ventilation through the screened windows. There is also a lockable wardrobe with a safe inside large enough to accommodate all our valuables including the computers, and the building is very secure. The apartment building is kept very clean. Electricity in Nicaragua is expensive and our bill for the month with very little AC use was $53 USD. Wifi in our apartment was good morning and evening and passable during the day, but the wifi in the lobby was always good, some other apartments had weak signals. You can drink the tap water in Granada but you can also purchase water jugs right from the apt. We spent a lot of time in the pool/garden area swimming and watching the birds, or on the rooftop terrace in a hammock watching the stars. The apts are well located in Granada, 10-15 min walk to all the shops and restaurants and the central park, but far enough out of the centre in a safe part of town. Granada is a very noisy place with fireworks, roosters, barking dogs, and loud music, but the location of the apts is reasonably quiet. A taxi can be hailed in front within a few minutes if you don’t feel like walking. The apartments have 10 units and a guest suite, and we enjoyed the communal atmosphere with our neighbours. There is a guard on duty at all times, and front desk staff during the day, also a laundry facility and twice weekly maid service included. Glenn Koons and all the staff were friendly, courteous and helpful, making our stay enjoyable, simple and easy. We will stay here again next time we are in Granada.” – Louise, December 2015

Glenn was in contact with me before my trip to make sure I had transportation from the airport. When my plans changed and DID need a ride on short notice he answered my message within an hour. He asked if I would like his staff to make advance purchases for me so I would have what I wanted when I arrived. When I arrived I was met by a 24 hour doorman and very help staff. Items I asked for at the desk were delivered immediately. Vista Mombacho Apartments is simply gorgeous; the apartments are well-appointed with every amenity. Tankless hot water heater is a luxury and he has it! Quiet, efficient AC units. A pool in a lovely garden setting of banana trees and tropical flowers. One doesn’t want for anything here, that’s for sure. There are 2 supermarkets within a 3 block walk. And the Parque Central is a mere 4 block walk. You won’t find better accommodations in Granada!!!! I came into Granada with additional, unforeseen guests in tow. Glenn was very helpful in offering an additional unit he had available (thank goodness!), to accommodate my grandma and aunt last minute. The unit I reserved was just as advertised, but the grounds were so much more! We felt completely welcomed by the staff and comfortable among the locals and other neighbors in the apartment building. Glenn was available to answer our questions from how to get there, where to get a grocery, to how to communicate with family both stateside and in Nicaragua. From the property it was a short and beautiful walk to the central park and La calzada. Added value: pool, garden and rooftop deck with grill made for an amazing stay. Glenn and his staff made us feel very welcome! We had some trouble finding our way from the airport, and Glenn guided us step by step to the location – helping us find a safe parking spot for our vehicle each night at the parking lot just a short block away. The “apartments” that he designed and built are absolutely beautiful! On the second day of our time in Nicaragua, we were hit by a tax driver on our way to breakfast. Glenn was absolutely invaluable in helping us navigate the police system and how to reconcile the situation. He even had his manager join us at the police station to help work through the matter. As a side note, we probably wouldn’t recommend walking back from the center of town at night. Our son’s hat was stolen off his head by a couple of youngsters who probably didn’t have much of anything else to do. Although many may feel comfortable walking after dark, it’s not something we would do again. The bottom line is…if you’re going to Granada, Glenn’s place is an awesome place to stay! So I ended up not staying in the guest suite because Glenn is just a wonderful person. He let me stay in on of the studio apartments but accommodated my guest suite budget. He was away when I first arrived, but I was happy I got to meet him before I left. He was so helpful from the beginning of the process to the end. He even let me look before hand to see if I wanted a studio or one bedroom. Now about the apartment and building. It is amazing! I was there for 13 days and loved every minute of it. I swam everyday. It’s not far from Central Park and the tourist street. I love that the building is in a local community because you can watch the daily parade. There was also a local celebration for idols and the float was assembled on the street in front of the building. IT WAS FUN TO WATCH! The room was immaculate. I didn’t need to use the AC because the fans provided more than enough cool air at night. The staff is the greatest! They are very helpful and friendly. This is truly the best place to stay in Granada. I have stayed at other places but if I ever return, I will only stay at Glenn’s with his pool and wonderful staff. Thanks so much! Beth, June 2015

We highly recommend Vista Mombacho for your trip to Granada. We stayed for a week and the apartment was lovely, comfortable (air conditioning, clean, hot water, wifi, pool, etc.) We did some cooking in and had no problems. The staff could not be nicer and Glenn was a huge help to us in helping us navigate our way around (we don’t speak Spanish). It is a short walk to the center of town. We rarely saw any other guests in the building. It was very quiet. There is always a guard at the door and we felt very secure leaving valuables in the apartment. We are in Nicaragua for 18 days and this apartment was far better than any others – hotels included. Mary, August 2015

It was nice to meet Glenn on our second day in Granada. He gave us telephone numbers for Catherine and Brenda. He was also helpful with advice should we need the doctor for my granddaughter who was sick. The house was lovely, though a little further out of the main square than we would have perhaps liked with the children, it was quiet and secure. The air con was great in the rooms, but it does up the electricity bill at the end of your stay. Despite us be very careful, and only really storing food in the fridge, there were lots of very tiny ants that got into anything that was on the side. Brenda said some stuff would be put down to stop this but it didn’t make any difference. The guys on the gate were great and helped in getting taxis for us when they could. Arrived in Granada by bus. We had asked the bus driver to drop us off at the cathedral and from there the directions\way to get to the apartments was very very easy. The apartments themselves were super clean, staff was very friendly. The security showed us to our apartment, turned everything on. He even gave us recommendations to eat. We had a hot shower, cool ac and the apartment was only a few blocks from both grocery and the main part of city. Met with Glenn the next day, was very friendly, talked for quite a bit. I traveled with 4 other friends and we wanted to rent something to spend the weekend in Granada. We are budget travelers and the guest suite at Vista Monbacho was perfect for us. For not much more than a bed in a hostel dormitory, we each had a very comfortable bed. The pool at the back of the building was a great surprise we didn’t expect. Same with the beautiful rooftop terrace. We had a fantastic weekend! The staff were very friendly and with the security guard on watch 24/7 we felt very safe. Our suite didn’t have a kitchen, but we were able to use the kitchen in the lobby, few meters from our suite. We cooked a nice Easter dinner. The building is also very clean and well maintained. Cannot recommend this place enough for a large group travelling to Granada. It is a fraction of the cost compare to what you would pay at the hotels and has everything you would need: clean accommodations, AC, security, big pool, and great location (easy proximity to the center of town). There are 3 separate bedrooms so even with a large group, you have privacy and don’t fight over the bathrooms or anything. Glenn is great, as well, as he was very accommodating, helping secure rides from the airport, giving recommendations as to what to do, providing an extra bed for our group. Alexander, April 2015

Glenn was a very good host with a lot of useful advice and these apartments are very good value for the money. Better suited for long-term stays in my opinion. Nice pool area. Nice rooftop patio. Nice lobby. Rooms are nice, all have A/C, fans, windows; utensils somewhat limited but fine. Where 2 beds in same room they are very close to each other so you will be sleeping practically next to your friend so not much privacy there. The rooms near the back are quieter than those at the front, room #1 has windows to the lobby. Drank the filtered water straight from the taps all week, no health issues. Apparently there was hot water but we didn’t know we had to ask to turn it on 🙂 Good water pressure. Good to have a security guard at gate at all times makes a big difference, there is no curfew (24 hour access). Glenn gave good travel advice and his suggested taxi driver Gustavo was reliable for short trips as well as all day rentals (don’t expect fancy cars or even seatbelts in Nica!). Wi-fi is decent in most areas of building. Within walking distance (10-15 min) of most restaurants and tourist destinations and near the supermarket. Met some very interesting tenants here, many of whom are long-term stays who have good advice to give a tourist like me. I stayed for 7 days and wasn’t disappointed. The Vista Mombacho apartment was very nice, spacious, accommodating, and equipped with all the essentials. We enjoyed our time there. Everything went extremely smoothly. We arrived to a clean apartment with a good location, near the Market Plaza, supermarkets, and restaurants. The neighborhood was okay. For less than a dollar, you could park your vehicle safely over night in a gated lot conveniently located about a block away from the property, with 24 hour security. The staff was very helpful in giving us information about places to go, where to eat and other highlights in Granada as well. Our experience in Nicaragua was excellent because we also had the opportunity to visit Masaya and San Juan Del Sur, and being that Granada is centrally located to both cities, it made our trip more enjoyable. Our family of 5 stayed as Casa Tranquila for 4 nights. It was a lovely setting with great proximity to most things in town. We felt safe walking the streets to the market or the central square. The security guards were helpful and friendly with tips on where to go. Also the pool was a great place to cool down after a day of activities. I have stayed in one of Glenn’s studio for two weeks. I would say this is the best value place in Granada. I got more than I pay for. The studiois nice, big size for one person and still very good space for a couple. I have seen rooms in Granada with the same price but tiny space. The swiming pool for me as a YMCA swimmer it is swimmingable. They would clean the room twice a week, the staffs are very responsible and friendly. The door always has one guard on duty. Glenn is very generously providing best service for the guests. The day I arrived, all the units are full. I don’t have the drinking water fountain and the cellphone(Yes, he gives you a phone within your stay ). The staff ran out to buy new ones for me. Everything works just fine in the room. The terrace is a great place to be both in the morning and evening. The only non-perfect is the bathroom is small. I strongly recommend this apartment for family, couple and single. Granada In General

We are very pleased that so many people had decided to stay with us this year.  A lot of people say this the worst time for rentals because of rain, even though we have had very little and the insects, I saw a mosquito last week and the heat.  Yes I will agree with that.  The part I like the best is that when it is 103 back in the USA it is still about upper 80’s to mid 90’s here.

We have put a weather map on the website and hope it helps you know more about the weather.  The lake is always cool this time of year and very few insects but those pesky flies can be a problem in certain parts.  Strange, in one place there are not bugs and others they are thick.  Right now is a good time to visit.

Construction Methods

Just down the street they are remodeling an old house.  It is is pretty bad shape but from a construction standpoint I am most interested in these techniques.  There are adobe walls inside, some brick a little wood and other materials.  I have had a lot of comments about the techniques so I thought I would take a few minutes and go over some things that might be of interest, especially if you are thinking about building here.

First the city is divided into zones.  The historical, the protected and the non historical or protected.  In the historical area you may not do anything on the outside, and some things on the inside, that affect the historical period, which is sort of undetermined.  There are maps at city hall that show the areas.  In the protected you can make some changes but not nearly as liberal as the non-historical or protected.

If for example you are in the historical, which includes most of the downtown area and have an adobe wall and it falls down, as one did a couple of years ago, you must rebuilt it with Adobe.  You may also not change the outside of the structure.

In the protected area you could replace with wall with concrete block but you still must make every effort to keep the appearance authentic.

The non-protected and non-historical you can do pretty much anything you want.  In the lobby of the Vista Mombacho apartments are some sample of the various construction methods that we uncovered when we were remodeling the property.
